Refreshing your landscaping isn't that difficult. Most local garden centers will help you and some offer free design services. A bit of color at the front of a house is eye-catching. One or two colors as well as plants of varying heights will bring well-wanted attention. Do you have overgrown shrubs near your front door or walkway? Pull out the shears and get to trimming!
2. Porch or Deck Addition
If you add a deck or porch to your home, you could see as much as a 90% return at resale time. A bold color can draw the eye away from flaws and this small improvement can have a big impact at closing. Use planters full of color for eye appeal, but be careful in regards to the railing and stairs. Run down stairs could lower the profit margin.
3. Living Room Updates
Improving your living room area can be as simple as adding a fresh coat of paint in a light, neutral color and replacing the worn out carpet for quality hardwood flooring. A living room update has an average return of 40% at resale.
4. Minor Kitchen Remodel
A small kitchen remodel can work in your favor if the space simply needs a few cosmetic upgrades. You could repaint the cabinets, change out the sink and fixtures, add a new wall oven, and change the window molding. These few items could make your kitchen look fresh and appealing.
5. Minor Bathroom Remodel
On average, the upgrade that brings the highest return of investment at resale is a bathroom remodel. You can add a new color to the walls to make the space appear larger, you can change outdated fixtures, or you could replace the toilet, vanity, and tub. If you're not wanting to completely replace everything, you can re-caulk the bathtub and re-glaze it so it looks like new. You could also replace old shower doors.
6. Garage Door Replacement
Another upgrade that helps when it comes to resale is replacing an existing garage door for a good looking, modern one. This upgrade will enhance the curb appeal of your home and help you get back the money you invested into it.
